Torre Luzia, the latest real estate project from Desarrollo Delta, was announced as a new building merging apartments and commercial premises on Paseo Santa Lucia, a few steps away from Parque Fundidora in downtown Monterrey.
More than 600 million pesos were invested to build Torre Luzia. Work on the project started in March 2020, generating 150 jobs out of the estimated 380 in the near future.
Designed by the architect Fernando Teruya, Torre Luzia will have 254 apartments – offering four models between 50 and 100 m², and 17 commercial spaces starting at 56 m²
Sightings at Torre Luzía
Federico Garza Santos, Grupo Delta president, described Torre Luzía as a “unique project located on a privileged location in front of the Santa Lucía channel; next to Parque Fundidora, one of the most important parks in Latin America.”
Garza Santos emphasized the importance of efficiency in every Grupo Delta project. This approach can be appreciated in Luzía’s amenities: Monterrey sights, swimming pool, grills, and playroom. Nevertheless, he also pointed out that one of the biggest draws of the building is its location in the city because of the big culinary offer and easy access to public transportation in its surroundings.
One of Desarrollos Delta main goals is to create projects that increase their clients’ life quality while impacting positively in community values, improving the environment. That is the reason why their newest developments are more sustainable than ever.
In Garza Santos own words: “The biggest impact that we’re doing in these locations is that we are decreasing the number of trips into town you need to do if you work nearby as you won’t need to use your car anymore. To buy anything, you’ll just have to walk downstairs because you’ll have stores in the lower level of the building. Little by little, we are building an impact and creating the lifestyle we are looking to give to our clients.”
Construction progress at Torre Luzía
Regarding the current times, the executive said that construction around the country stopped for a few months. However, sales at Torre Luzía have been better than expected: “We thought that we would see a sales decline of 50% and that wasn’t the case; actually, we’ve been selling at the pace we planned. We feel really enthusiastic about how people are understanding the advantages of living in an holistically planned zone.”
As part of their adaptation to the new normal, Desarollo Delta recently inaugurated its first virtual showroom of Luzía and Distrito Dome with the purpose of having a safe encounter with their clients. All their selling centers and building sites are incorporating sanitary guidelines.
“It’s a complex outlook. Reaching the pace we used to have before the pandemic is going to take a while. There’s a big unemployment rate and we need to see how this is going to be resolved, what is going to be the financial health of a lot of banks and companies. We are taking a cautious approach. Our newest projects are being released under a careful scheme in which we are considering the pre-sale success of the building to decide whether they are going to be constructed or not. We are lucky enough to understand our market demands, so both Luzía and Caliza has been very successful so far. Valle Poniente has already shown its resilience and that people are interested in it. We are going to release Amatis (next project) as soon as we have enough sales” Garza Santos pointed out.
Nevertheless, Garza Santos emphasized that, historically, the safest investmest has been real estate due to it being the best active against inflation: “Nowadays, the economic outlook isn’t clear, but we are seeing that the rates are going down and the selling prices are interesting. With lower interest rates it feels like you’re buying cheaper because the mortgage payment is lower.”
The developer planes to hand out the keys to homeowners of Torre Luzía in the first quarter of 2022. Also, Amatis and Cián are on pre-sale right now.
